The design focuses on creating well laid out spaces within tight site constraints, providing as much natural daylight as possible, and providing private exterior spaces such as roof decks, balconies, and small garden spaces. |

ADDITION & REMODEL The Owners of this single story home with basement want to expand the house in the front, the side and add two additional stories above. While the new house will be significantly larger than the old, we're designing the new house to fit in with the existing neighborhood. The extra height of the house will also help us capture views toward Green Lake. |

ADDITION & REMODEL A renovation and makeover of an existing Tudor style home in the Madison Park neighborhood of Seattle. A dormer addition is being added to the upper level to make space for a full master suite with new bathroom, and huge walk in closet. In the basement, the floor is being excavated to create additional headroom. A new bedroom with ensuite bathroom will be added in the basement. Other changes are a new stair location, a kitchen remodel, and new exterior siding, windows, landscaping, and entry design. |

22 NEW HOMES We are designing twenty-two new homes on a parcel of land in Kent, Washington. The homes will be between 2000-3000 SF in size. Lot sizes vary and shared open space is provided to foster a sense of community in this small development. |

Whole House Remodel A total renovation of a 1950's all masonry home in the Green Lake neighborhood of Seattle. The design removes walls, hallways, and relocates the stair to create a flowing, open floor plan. A lower level family room is being relocated to create two separate bedrooms. An additional bedroom is being remodeled and a bathroom is being added to create a 4 bedroom 3.5 bathroom home. By rearranging spaces and by using better space planning, additional bedrooms. Bathrooms and a kitchen pantry were added without reducing the number of usable rooms in the home. |

New Entry Design & Hardscape The Owner's of this stately home on a quiet street in Capitol hill requested a new front entry design with trellis and revised landscape design. We designed a new covered entry with brick steps flanked by a traditionally detailed trellis structure to help add curb appeal to a very large looking home. The design extends into the landscape with new walkways and retaining walls to help separate private yard space from the public sidewalk. |

Kitchen, Family Room & Dining Room Remodel
and Exterior Deck w/ Outdoor Fireplace This 1990's era home suffered from a small kitchen and a heavy-handed design that didn't work for a family that likes to casually entertain. By adding a new bay window to the ktichen we were able to expand and open up the kitchen to the dining room and the family room to create one large entertaining space. A large waterproof deck provides ample opportunity to relax in the sun or next to the outdoor fireplace in the covered deck below. |

Office Design Tenant improvement design for a new office space for the headquarters and warehouse for an internet retail store in Apex, North Carolina (near Raleigh). The design includes open office spaces for call center workers, administrative workers and professional staff. Glassed in conference rooms and break rooms allow a visible connection between office workers and warehouse workers to reduce the feeling of separation between these two sides of the building and two types of employees. |

Addition and Remodel The Owners of this 10 acre property want to add a new wing to their home for their aging parents to move in. The design rearranges spaces by turning the existing garage into shared living spaces (laundry, craft room, guest bedroom) that also connects to a new wing private wing for the parents. A new detached garage replaces the old and adds an additional parking space for the parents. |

Condo Remodel This dated condo needed a makeover to unite disparate elements and add life and soul with color, materials and new lighting. A new fireplace surround was designed with mosaic glass tile, and a stained mantle extends toward the kitchen and becomes a wine bar. New carpet, paint and lighting was added in a creative and cost efficient manner. |

Addition and Remodel This 1960's era home suffered from what many home suffer from: a stair in the wrong location and a fireplace blocking the best view. We started by removing a poorly constructed garage, adding a 1000 SF addition, and creating a large, partially covered roof deck. By rearranging the floor plan slighting, we made all the rooms larger and more usable and better connected to outdoor spaces. |

Swimming Pool This project is the second phase of construction to the New American Farmhouse in Apex NC. This high-end pool is designed as an extension of the architecture of the home. Stone landscape walls extend toward the pond, framing the view and helping the pool nestle into the hillside. A variegated Bluestone patio with outdoor shower provides an area to cool down or wash sand off your feet before entering the pool. An electric concealed pool cover helps to provide safety when the pool is not in use. |

Hillside Landscape and Sport Court Nestled into the hills high above the City of Bellevue is the Summit View community of view homes. The owner of this substantial home wanted to turn her steep and unused backyard into a place for her friends and family to enjoy. The solution was to create a new stairway that connects an existing (but reworked) upper lawn area to a new lower lawn area and new sport court. Carefully placed outdoor lighting will help to accent the new plantings and softly light the court and pathways. |
