Project Designer

Job Duties:

Predesign Service: Perform site visiting and existing building documenting (measuring, photographing, and documentation of existing mechanical, plumbing, and structural systems); Predesign Service: Lead the research and analysis of building codes and land use regulations for design feasibility studies and environmental impact studies; Design: Collaborate with the principal and direct the design process from schematic design through design development with the knowledge of wood framed construction in accordance with International Residential Code and Seattle Residential Code, Washington State and Seattle Energy Codes, and ADA requirements; Permit Application: Lead the application of building construction permits and assemble detailed drawings and permitting documents from consultants and clients; Building Construction: Lead the preparation of construction document sets and conduct periodic on-site observations of construction work with the principal to monitor compliance with plans; Building Construction: Assist with the construction process by response to RFI’s, review of submittals, process approved change orders, and monthly draw requests; Interior Design: Direct interior design and develop furniture and appliance layouts, built-in cabinets, millwork, bookshelves, stair handrails, and interior finishing layouts; Interior Design: Lead the interior construction layouts for plumbing, electrical and HVAC systems in accordance with architectural design and Seattle Residential Code; Landscape Design: Coordinate with landscape architects to design landscaping layouts, trees, pavers, planters and fences; Landscape Design: Assist with grading and drainage design with the knowledge of Sustainable Design for compliance with Seattle land use regulations; Material: Research and select fixtures and finishes for projects. Order material samples from manufacturers and present different exterior and interior finishes to clients; Budget: Prepare pricing set documents for meetings with contractors and clients, help clients choose general contractors and adhere to their budget; Marketing: Photograph projects during the construction and after the completion; select and edit photos with Photoshop; Marketing: Assist in developing the company’s website; organize and upload completed projects’ information and photos; Marketing: Prepare marketing materials to generate new work opportunities, and contact potential clients to gather relevant information; Office: Provide office training and Revit training to new junior designers as needed; Telecommuting available (but must reside locally for on-site work as necessary).

Job Requirements:

Bachelor of Architecture degree from a United States NCARB accredited program;

  • 2 years of experience in a professional working environment such as an architectural office, with design experience in single family custom homes, multifamily, interior design, children daycare, and master planning;
  • 2 years of experience with all phases of architectural projects, schematic design, design development, pricing document set, permit document set and construction document set;
  • 2 years of experience working with the International Residential Code and/or Seattle Residential Code, International Building Code and/or Seattle Building Code, Washington State and Seattle Energy Codes, and ADA requirements;
  • 2 years of experience in wood framed structural and seismic design;
  • 2 years of experience working with consultants, structural engineers, geotechnical engineers, surveyors, civil engineers, environmental engineers and landscape architects;
  • 2 years of experience with Age-in-Place, Universal Design, and Sustainable Design;
  • Experience with a minimum of 5 permitted residential projects;
  • 2 years of experience with Autodesk Revit & AutoCAD in residential projects in professional environment;
  • 2 years of experience in Revit Family, Stair, and Phasing & Design Option;
  • 2 years of experience with Photoshop, InDesign & Adobe Creative Suite in professional environment;
  • 2 years of experience with Bluebeam Revu in professional environment; and
  • 2 years of experience with Microsoft Word & Excel in professional environment.

Experience may be gained concurrently.

Must be actively working toward getting architect license (need to provide the NCARB record).
