“I just completed construction of my new single family residence and am very excited to move into my new home in West Seattle. I am very much satisfied and would highly recommend Nazim Nice and Motionspace Architecture + Design. My project in West Seattle consisted of demolition of an existing 1919 1,800 square foot home on a dead end street and construction of a 2,600 square foot home . The lot is a steep slope site classified as an environmentally critical site. This added significant complexity to the permitting, excavation, and construction process. In addition, I was out of state on a work assignment during the planning and construction timeframe. Motionspace and Nazim has exceeded all of my expectations. Motionspace exceeded expectations on quality of all aspects of the design, from the foundation to detail finishes. Nazim listened very carefully to my ideas and concerns. Nazim’s ability to listen to his clients’ ideas and concerns is one of his strengths. He takes meticulous notes and is careful about details. My ideas were always accurately reflected in the design. His overall design sense is very strong and very responsive to individual tastes. Everything I asked of him was done very promptly. The process started in January 2014. We held several preliminary meetings and pursued two different concepts. We soon focused in on the hip roof design. We developed preliminary detail plans between February and June and iterated on room locations, # of bedrooms and view decks. In July, Nazim recommended three general contractors for preliminary bids. Each generated rough estimates with various levels of details of pricing. During the summer of 2014, we concentrated on incorporating feedback from the structural engineer and looking for cost savings opportunities based on the preliminary submittals from the three candidate contractors. In Aug and Sept 2014, we continued to work with Seattle Department of Planning on permitting and finalizing plans for final pricing from our candidates general contractors. In late Sept 2014 , we succeeded in getting the permits and sent out the final plans for best and final offers from the three candidate general contractors. By October, we had selected a general contractor and demolition started on Dec 1 2014. Construction was completed in November 2015.Nazim was able to successfully navigate the many Seattle planning department obstacles presented by my site. Together we have made good decisions. For example – we could have asked for the old foundation footprint to be grandfathered – but based on Nazim’s recommendation we decided to comply with all current rules in regulations. We might still be awaiting final permitting if we had gone down the other path – I have no regrets.The home exceeds my expectations with respect to my vision of being reminiscent of a Frank Lloyd Wright prairie style house. If you look at pictures of the Darwin Martin complex in Buffalo (where I grew up) or Robie house in Chicago – you can see the inspiration for my home in West Seattle. Now that we are finished with the interior – I am pleased as well with our detail interior choices as well – we have achieved the 1920s arts and crafts style that I wanted.I am getting a lot of complements on our interior selections as well. For example – Nazim pushed me a bit outside my comfort zone on mixing and matching different woods and colors. I would have probably selected one cherry color wood for all of the window and door details, the hardwood floors and the kitchen cabinets. Instead we selected three different woods – and I am very happy with the results. Again, Motionspace and Nazim has exceeded all of my expectations. “My wife and I decided to revamp the exterior and main living floor of our 1940’s home. Our goal was to retain the charm but improve the livability. The major exterior focus was creating a covered entry large enough for the two of us to stand, with grocery sacks, out of the rain while fumbling for keys. Most importantly, it had to look as if it was part of the original design. Nazim and his crew succeeded incredibly well. The structure looks as if it should have been there from the beginning. Plus, he designed lovely small awning structures for our exterior kitchen door and backyard door. The detail on everything is understated but well proportioned and very attractive. We are extremely pleased with the results.

On the interior, virtually every hard surface was either replaced (new floors, tile entry, fireplace surround) or repainted. All doors and casework were replaced with period appropriate styles. The small bathroom was gutted and completely redone with a glass enclosed shower replacing the original bathtub. Clever and attractive solutions were found to better utilize our storage while opening up spaces for a more natural flow.

We couldn’t be more pleased with the results and had an excellent experience with the entire staff at Motion Space, from the initial meeting to winding up the final details. And they exhibited remarkable patience working with us as the homeowners.”

It was a pleasure working with Motionspace for our kitchen and bathroom remodel. Nazim and the team brought a couple of renderings for the kitchen early on that were pretty standard and would have been nice – but the visionary design that we ultimately proceeded with is more in line with our style and vision for our home. They took our standard craftsman style kitchen and transformed the entire main floor into beautiful space perfectly suited for everyday life and entertaining.

Nazim and Uri at Motionspace did an excellent job of listening to our project ideas, and incorporating the right ones. They assisted with the selection of a general contractor (who was also great to work with) and they helped to guide the project to completion.

The team helped us with several aspects of the materials selection process – from cabinets and counter tops to tile for the floor and backsplash to fixtures that fit our desired aesthetic. They helped us narrow down on a palette of materials that is clean and modern, but still feels timeless. Only complaint here is that we weren’t pushed on certain timelines for placing orders. While not detrimental, having a firm timeline and management of all materials and fixtures would have helped alleviate some anxiety throughout the project.

We are six months since moving back into our home and we are quite happy with the work that the team has done. To us, it’s a good sign that every time we come home or spend time in the kitchen or bath, we have no regrets and are very happy with the finished project! “After interviewing several architects, we engaged Nazim at Motionspace Architecture + Design for a complete house remodel of our 1914 Seattle Craftsman home. During the initial planning phases, we were very pleased to find that Nazim took the time to understand our goals and preferences. While we went through a couple iterations of changing the project scope to meet our budget constraints, he continued to be focused on our priorities and he proposed design ideas to meet those priorities. Throughout the process, we found him to be very receptive to our questions and design ideas.

Throughout the construction process, we were also impressed by Nazim’s organization and attention to detail. Nazim was instrumental in getting the appropriate permits and working through a permitting issue with minimal adverse impact, collaborating with our general contractor and the engineer to work around some unforeseen structural challenges, and helping us source finishes and fixtures. On multiple occasions, the general contractors we worked with complimented the level of detail in Motionspace’s drawings and specifications, and as a result there were fewer times the contractor required clarification due to ambiguity in the plans. Nazim’s eye for detail was also helpful in identifying glitches or imperfections in the construction that were not apparent to the untrained eye. This support was critical during several walkthroughs during the project up until the final review of the remodel for punch list items.

Overall, we were very satisfied with Nazim’s willingness to understand our ideas and priorities, his design acumen and his organization. “Motionspace did fantastic, awesome work. They made our project happen, and helped us expand our idea to an amazing result. We built a two story ADU attached to our house, with a 800 sq ft mother-in-law apartment above a large two car garage. We were new to construction and in desperate need of guidance. Nazim and Steve patiently helped us figure out what we wanted by designing several options for us and iteratively tweaking them to fit our forming parameters. They also helped us really understand the permitting process and how to get the things we wanted while still meeting code. Their plans were impeccable, and so detailed it provided us a great guide for us doing the work we could and for contractors we hired. They listened very well and incorporated all the things we said we wanted, that were feasible. They took into account our long term future plans for the property, and expertly advised on the layout, often pointing out issues and options that never would have occurred to us. They seemed to go above and beyond their scope of work to help make our process go smoothly. I knew I had experts to ask when I was confused on something. Their plans resulted in a final product that everybody is impressed by. The vaulted ceilings make the space seem huge, and it is just a beautiful space thanks to their design and forethought. We stayed in touch throughout the process, ,sporadically asking questions or sometimes they helped us with forms we had to fill out, even though their main job was done. “I engaged Nazim Nice and Motionspace to do the plans for a total remodel of my home (addition of full second story to 1200 square foot 1940s rambler). Project involved not just second floor, but also seismic reinforcement of foundation, conversion to natural gas, addition of central heating. I came in with a fairly set notion for the overall layout but Nazim did the critical details. My contractor was very pleased with the drawings, particularly the practical layout of duct and plumbing chases, as well as a number of finish details. I am obliged to him for helping me shed a few errors in my initial concept, such as moving the upstairs bathroom door which would swing at chin level for an unlucky stair climber. I was also on a fairly modest budget for my ambition, and Nazim was very helpful in getting the most value for my cost (value defined by me as useful space with easy access). I ended up with a design I felt was simple but pleasant. I’ve been in it eight years and am as pleased now as I was the day the project started.”

“We met Nazim Nice and Motionspace when we were planning to renovate our 1910 home in West Seattle. Nazim was the fifth architect we had spoken with. He was the first architect / designer that I thought was actually listening to what we wanted. He was flexible, creative, easy to work with and willing to work us to find a way to make our goals happen. Unlike the first four architects we interviewed, he was interested in what we wanted and what we could afford.

We wanted a renovation that would treat a 1910 craftsman home in a respectful way that would accurately reflect the historic design ethic of the era. At the same time, the house was in such poor condition that a restoration was out of the question. The house also had significant structural issues. Motionspace did a great job of blending modern material, seismic upgrades and efficient techniques in a way that looks appropriate to the houses history.

Motionspace tackled some odd structural challenges in adding a partial second level. (Our home was built on what was basically a post and beam barn frame.) Nazim managed the engineer and found solutions to reinforcing sub-standard footings, a close by hill side and a ‘high wind load” area without breaking the budget. They worked with my schedule, as I did some of the work myself and worked well with my GC.

Motionspace overall was a good value. I was pleased with the quality and the quantity of the work. I would hire them again. I am happy to show the house to perspective clients.”

I got an estimate, gave them the plans and info I had, and they were able to get a permit from Seattle quickly and easily. The total cost was reasonable, extremely close to the estimate, and Nazim was very easy to work with. I’d definitely use them again, for big or small projects.”

“We interviewed four other architects before choosing Nazim. I was very impressed by his note taking, which was comprehensive, and by his questions for us. Others we interviewed seemed to be way less attentive and one in fact sat down and announced, “I know exactly what you want! A pretty little craftsman.” Well, we were absolutely not interested in craftsman anything. Having said that, I’m certain that HAD we chosen traditional, Nazim would have been completely on board.

So after a verbal description of the style we wanted, we started the tour of the house. Without hesitating, Nazim looked at the one area that was most problematic and said, “that wall has to go.” I was sold from that moment on. We really think highly of him and his resources. He even helped us think through light fixtures, tile, curtains…

I’ll go on a little longer here…he had very creative structural suggestions that really contributed to the final overall look of the project. He also knew immediately what zoning regulations and property restrictions we would run into. He warned us about the length of time it would take to get permits, and we succeeded in getting them on the first try. He also has a good sense of humor. A necessary thing for any long project.

One more thing! A building firm we were interviewing said that his blue prints were the most comprehensive that they had ever seen. That firm had been in the business for well over 50 years.”

Nazim was very open to my tastes, preferences, and suggestions and was able to incorporate most of them into the final design. He also provided very good advice on points where I was undecided. The result was aesthetically pleasing as well as functional, both inside and out, and he kept right on the promised schedule. He worked with me to select materials and scope to fit within my budget limits. “I needed a STFI permit for my remodel. The designer I was working with had prepared some drawings, but they weren’t completely ready for submission to the city. The general I was using wanted over $3000 to prepare and submit the plans — NOT including permit fees! I called Motionspace and spoke to Nazim. He gave me a quote that was WAY less, and indeed came in right around the estimate. He was fast, efficient, courteous, and communicated well. The city issued the permit with no problems, and Motionspace managed the whole process for me. Motionspace was an excellent value and a real pleasure to work with.”
