Step 1 | As Built Measuring + Drawing

*  For remodels and additions only.

  • Measuring and drawing of existing structures.

Step 2 | Schematic Design

  • Initial ideas and concepts.
  • Typically 2-3 solutions to discuss.
  • Sketch floor plans, elevations, or perspectives.

Step 3 | Design Development

  • Further exploration of a single design concept.
  • 3D BIM model created of your project.

Step 4 | Permit Set

  • Preparation of more detailed drawings.
  • Includes engineering when required.
  • We fill out forms and obtain the building permit.

Step 5 | Construction Set

  • Complete drawing set with information & details a contractor needs to construct the project.
  • Complete interior elevations, interior & exterior details, electrical plans, and specifications.

Step 6 | Construction Administration

  • Answering contractor & building inspector questions.
  • Job site meetings to observe that construction conforms to the contract documents.
  • Dealing with job site conditions that are different than assumed (in remodels where conditions are concealed from view).

How do I Estimate Construction Cost + Design Fees?

Technology that Sets Us Apart

3D Point Cloud Scanning

Capturing your existing structure conditions with accurate data so we can create better models in BIM to serve your vision. And help you design for the master plan for your future. Seeing a bigger picture.

Building Information Model (BIM)

We use Revit, a Building Information Modeling (BIM) software that is beneficial for a range of projects, from single-family residences and partial remodels to larger commercial and facility developments.

Visualization

Since a BIM workflow operates in 3D throughout our design process, we can add detail directly to our schematic designs and provide 3D visualizations that help you better understand how the proposed spaces will feel.

Lighting Analysis

The BIM model allows us to integrate the precise location of your project, enabling us to address site-specific solar questions and accurately determine the sun’s position relative to your modeled project at any given time and date. As a result, you can see how light will interact with your project before construction begins!

Bluebeam

An effective collaboration tool is essential, which is why we adopt the professional standard to ensure seamless coordination with consultants.
